February Wrap-Up:Deals, Delays & Warmer Days

This month, Spire had a deal fall through due to volatility and uncertainty in federal funding, federal grants, and state and federal projects. The client shared, “We’re hoping to chart a course through this volatility. We are optimistic that the Department of Defense projects will be less adversely impacted than other types of federal funding and grants. If the DOD projects move forward, we should be all right.”


On the flip side, we had a couple of recent closings with Spire Commercial clients:




We also have a transaction that is set to record today.

Interestingly enough, as I write this, the State of Alaska’s Recorder’s Office is “down.” In a statement on their website, they shared: “We are currently unable to process payments and recording requests due to networking issues. Sorry for any inconvenience this might cause. We will resume processing as soon as we are able.” This is a big deal, and it’s unclear what’s going on. Fingers crossed we can record today!


We recently got the listing for 12,200 SF of warehouse/office space in Midtown:

The low-snow year has been great for those conducting due diligence this winter. Roofs and ground have remained relatively exposed for this time of year—much to the benefit of sellers and buyers alike, and to the chagrin of winter sports enthusiasts. As the days rapidly get longer, it seems to be translating into more activity in the commercial real estate market. We saw a small increase in showings, calls, and general inquiries about our listings this week.


Some of my hockey friends are already talking about golfing… I, for one, am tempering my expectations for an early spring, but I would welcome it nonetheless.
